How Beyond Backgrounds Works
Once you’ve found a landlord willing to rent you, you pay $300 to Beyond Backgrounds. In return, they provide the landlord with $2,000 of cover if anything goes wrong.
When you call apartments or talk to private owners, you can let them know you’ll be able to provide that insurance for them.
How To Use Housing Link To Search For Landlords That Accept Evictions
- Go to https://www.housinglink.org/
- Enter your city
- Select bedrooms, rent amount, etc.
- Under Programs, check the box for Beyond Backgrounds
- You’ll see landlords in your area that already know about Beyond Backgrounds and work with the program
- Contact the properties listed, ask if you can qualify with your eviction and Beyond Backgrounds insurance
Using Beyond Backgrounds With Other Landlords
Most landlords in Minnesota don’t know about Beyond Backgrounds. When you contact other landlords or property managers, let them know you’re able to provide $2,000 of extra security that covers unpaid rent or damages.
You can download and print the explainer leaflet from Housing Link, or just show them the website on your phone.
Eviction Friendly Apartments, Minneapolis
Minneapolis has tried to make rental screening fairer for tenants. Landlords in the city must use the Inclusive screening Criteria or the Individual Assessment.
What does this mean for renters with an eviction? If landlords use the Inclusive Screening Criteria, they can’t deny you for an eviction over 3 years old, a settled eviction over 1-year-old, or a low credit score. Landlords can also choose to offer more lenient criteria. For example, allowing evictions over 2 years old.
Landlords using the Individual Assessment can apply stricter screening policies, but they must consider all the information the renter provides to explain the circumstances of the eviction and their ability to pay on time now.
You can see the screening criteria here: https://www2.minneapolismn.gov/business-services/licenses-permits-inspections/rental-licenses/renter-protections/renter-screening/
What to do with this information? When you call or message Minneapolis landlords, apartment complexes, or property managers, ask which screening method they use.
If they use the Inclusive screening Criteria and your eviction is over 3 years old (or settled at least a year ago) your rental history can’t be used to deny you. If your eviction is more recent, or the landlord uses the Individual Assessment, you’ll need to ask if they can approve you.
Minneapolis law requires apartments and leasing agents to make their rental criteria available upon request before you pay an application fee.
